Why Design Review & Approval is Important!
The Pelican Bay Foundation, along with your Condominium/Homeowner’s Association, is responsible for architectural controls for the community.
In accordance with the Design Approval Process and to maintain continuity within each Association, Members must obtain approval from both the Association and the Foundation before any work may begin. If you have any questions, please review your Association's Covenant documents, check with your Association President and/or contact the Covenant's Department at the Foundation.
In an effort to work together with Members (Commercial or Residential), it is helpful to share some information relative to the duties and responsibilities of the Design Review & Covenants Department.

Design Review & Covenants Duties
- As Per the Second Amended and Restated Declaration and Protective Covenants of Pelican Bay (04-09-2009).
- Establishing standards for design, construction and landscaping, as well as administering processes for all building modifications, renovations and new construction projects.
- Maintaining the archive of documents (copies of plans, permits, covenants, restrictions, rules and regulations, warrants, regulatory agencies) within Pelican Bay.
- Administering and enforcing procedures to levy fines and/or suspend Members for violation(s) of the Governing Documents or infractionals of Pelican Bay Foundation Rules and Regulations.
- Routine field inspections to ensure proper maintenance of properties (clean roofs, painting, landscaping, signage, dumpsters, lighting, etc.) and documenting violations.
Need a Design Review Application?
- The Pelican Bay Foundation Design Review Applications are available by:
- Clicking Commercial or Residential.
- You may stop by the Covenant's Office located at the Commons; to pick up a copy.
- Design Approval Requests are categorized as either Minor, Major, Landscape, New Construction or Commercial Projects, each with their own unique requirements. Please:
- Read and complete the appropriate application carefully.
- Submit the required fees.
- Obtain the required written approvals and;
- Submit the proper plans and documents to avoid delays.
- All Design Reviews will be completed within 30 days. As a reminder, no work may begin until the approval process has been completed.
Construction Guidelines
- Please be aware there are strict construction guidelines for all construction within Pelican Bay.
- The Construction Guidelines are available in the Covenants Department Office or on the Pelican Bay website by clicking here.
- Please share a copy of these Construction Guidelines with your contractors and sub-contractors, so they are aware of what is required of them while working within Pelican Bay.
- These construction guidelines apply to all exterior and interior renovations residential or commercial.
